In a recent study by Zillow, researchers found that homes sold fastest when listed between May 1 and May 15. They also sold for about one percent more than the average listing, which translates to an extra $1,700 for the seller of a median home.

Nationwide, prices on closed sales tend to peak in May, and total sales peak in June. But in northern states New York and New Jersey, sales move later in the season.
In those cooler climates, peak sales occur between June and August.
Listing in Fall is Risky Business
Listing your home for sale in the fall can be risky business. Why? Home buyers tend to shop more during pleasant weather. Colder weather in fall can depress sales.
If you live in in a temperate climate, that’s less of an issue. But if you live an area with intense seasonal changes, such as the Northeast, you have a smaller window of selling opportunity.

The Winter Blues?

A recent study of 1.1 million home listings in 19 major markets found that houses listed during the winter months sold for an average of 1.2 percentage points higher than homes listed throughout the rest of the year.
Nationwide, houses that went up for sale between December 21 and March 21 were nine percent more likely to sell within 180 days compared to houses listed at any other time.
