A private money lender is a non-institutional (non-bank) individual or company that loans money, generally secured by a Mortgage, note and deed of trust, for the purpose of funding a real estate transaction. Private money lenders are generally considered more relationship-based than hard money institutional lenders.
How Does Private Lending Work?
You, as an accredited investor, can invest your money with us by financing the purchase and renovations of the properties we acquire. When you back our real estate deals, you will receive a:
- 1st Mortgage or Deed of Trust
- Title Insurance
- Hazard Insurance
- The pledge of the collateral of the property to make sure your investment is secure.
In some cases, equity partnerships are available.

Where Does the Money Go?
The Money you lend is used for the Acquisition of Real Estate, Closing cost and construction of the property.
How Safe is My Money?
Your loan becomes the 1st mortgage on the property and it is secured by the collateral and note. You are also covered with Lenders title insurance and Hazard insurance that covers the property in case of fire.
What Type of Returns Can I Hope to Earn?
We currently pay between 6%-14% simple interest depending on the asset thats being financed. Fix and Flips get the higher returns and are shorter term, More commercial and safer properties usually get a lower return and are usually considered a lower risk.
